SEDGE WREN SITE DEVELOPMENT

 

Sedge Wren is a 10-acre site being developed along Highway 53 in Dawsonville, Georgia to support flexible, high-end vehicle storage and use. Arabella Capital hired Ensite Civil Consulting, now part of Spicer Group, to lead the development efforts, beginning with concept planning and site permitting for a niche facility focused on “car condo”-style storage units. Spicer Group guided the project from early design through permitting, helping define a layout that blends luxury storage space with flexible, customizable units tailored to users of nearby motorsports facilities.

Spicer Group designed the site to include a 50,000-square-foot climate-controlled building with more than 50 units, covered parking, and additional storage buildings. Each conditioned unit includes restroom access, vehicle entry, and pedestrian access. The team coordinated utility connections, including sewer, water service for fire suppression, and access to the adjacent state roadway. Site design also addressed a complex drainage setting, incorporating stormwater management solutions that account for both the onsite creek and runoff from neighboring properties. With design complete and permitting underway, Sedge Wren is positioned to begin construction and serve a specialized user base seeking secure storage, custom space, and long-term investment opportunities.
